Frequently asked questions
The questions owners and clients ask most — answered plainly.
- What kinds of property do you manage?
- Residential — single-family homes, condos, townhomes, duplexes, triplexes, and small apartment buildings, generally from one unit up to about 25. I also manage commercial and industrial property.
- Do you manage HOA associations?
- No. I manage individual condominium units that happen to be located within an HOA community, but I do not serve as the property manager for an HOA association itself.
- Do you work with industrial property?
- Yes — it's a specialty. I manage, lease, and sell industrial condos, along with warehouse and smaller single- and multi-tenant office space, much of it NNN. The San Carlos industrial park is a focus.
- What Peninsula cities do you cover?
- My core area is Millbrae, Burlingame, San Mateo, Foster City, Belmont, and San Carlos — closest to my San Mateo office — and I work from South San Francisco down to Menlo Park.
- Do you work with trusts and estates?
- Yes. I work regularly with fiduciaries, trustees, and trust officers to manage and sell real estate held in trusts and estates.
- Are you only a property manager, or do you sell too?
- Both. I'm a licensed REALTOR® and represent buyers and sellers across the Peninsula, in addition to managing property.
- How fast do you fill a vacancy?
- Residential vacancies are usually filled in under two weeks. Commercial and industrial vary with the market.
- What do owners get working with you?
- Responsiveness, honesty, and clear communication — tenant screening and placement, lease prep and renewals, maintenance coordination, and the day-to-day handled so you don't have to.
- How much does property management cost?
