What I collect on this site, what I do with it, and your rights under California law.

What I collect
This site collects personal information only when you choose to give it to me:
- Contact form: your name, email address, phone number (optional), and your message. Submissions are processed by Formspree and delivered to my email.
- Chat window: the small chat helper on this site is scripted — it isn't an AI and doesn't record conversations beyond what you submit. If you leave your name or contact details there, they're delivered to me the same way as the contact form.
- Analytics: this site uses Plausible, a cookieless analytics service. It counts page views in aggregate and does not collect personal information, use cookies, or track you across other sites.
That's it. No accounts, no advertising trackers, no cookies set by me.
How I use it
I use the information you send to respond to your inquiry — about property management, a sale, a lease, or anything else you ask about. Nothing more.
What I don't do
- I do not sell your personal information, and I have not sold personal information in the preceding 12 months.
- I do not share your information with third parties for their marketing.
- I do not send marketing email lists — if you write to me, you hear back from me.
Service providers that keep this site running (Formspree for form delivery, Cloudflare for hosting, Plausible for aggregate analytics, Google Fonts for typefaces) may process technical data such as your IP address as part of serving the site.
Your California rights (CCPA)
If you're a California resident, you have the right to:
- Know what personal information I have about you and how it's used;
- Delete personal information I've collected from you;
- Opt out of the sale or sharing of personal information (I don't sell or share it in the first place);
- Not be discriminated against for exercising any of these rights.

Do Not Track
This site doesn't track you across other websites, so there's nothing for a browser "Do Not Track" signal to change — the site behaves the same either way.
Changes
If this policy changes, I'll update this page and the effective date above.
